Revenue Enhancement

Our primary function is to preserve the value of your home investment while generating income for you! We can perform an analysis of comparable rents to ensure that you get top dollar for your property. We provide free marketing of your property through the newspapers, the Internet, Charlotte Multiple Listing Service, area realtors, and word-of-mouth. Our other services help keep overhead low resulting in maximum profitability for you.

Resident Relations

We maintain smooth operations by keeping the proper balance between tenant/management relations. We assume responsibility for all tenant interaction.

  • Negotiate leases and contracts which protect your interests
  • Screen all new applicants
  • Collect security deposits and rents
  • Enforce rules and regulations
  • Serve legal notices and institute legal actions
  • Initiate and supervise eviction from start to finish
  • Records and Reporting

    We will prepare monthly statements of receipts, collections, expenses, charges, and disbursements. You’ll know how every dollar was spent and have complete records for preparing your taxes. We can also prepare budgets for each property, including items such as taxes, planned repairs, etc.

    Property Caretaking

    We handle all of the “grunt” work in making repairs to preserve, maintain, and protect your property. We manage each maintenance request for you sourcing vendors for quality workmanship at the lowest cost. We also can advise you on budgeting and timing of longer term maintenance items.

    Brokerage Service

    Our licensed broker can perform a comprehensive market analysis of your property which can set a realistic range of the value of your home should you decide to sell. We can assemble a comprehensive marketing plan to ensure your home is sold quickly.

    Conversely, if you are interested in purchasing additional properties for your portfolio, we can help identify ideal investment properties and negotiate/facilitate your purchase.

    Property Management Offerings


    Full Property Management:

    ½ Full monthly rent for each signed lease, plus 10% of monthly rent. Dazcon manages all aspects of renting and maintaining the property.

    Dazcon will do the following:

  • List property for rent in MLS (Charlotte Multiple Listing Service)
  • Place a professional sign in the yard
  • Advertise in selected local publications
  • Show the property to potential tenants
  • Tenant screening services (must have good credit)
  • Pay a tenant finders fee to other brokers
  • Set up a professionally developed lease
  • Collect all rent and deposits
  • Handle all incoming calls with regard to property issues and repairs
  • Manage late payments and evictions if necessary
  • Manage any necessary repairs (Owner responsible for cost of repairs)
  • Forward monthly statement and proceeds (after expenses) to owner
  • Owner is basically invisible to tenant!!
  • Owner managed property:

    The fees vary based on the property’s rental rate. Dazcon finds tenant and sets up lease. Owner manages all other aspects.

    Dazcon will do the following:

  • List property for rent in MLS (Charlotte Multiple Listing Service)

  • Show the property to potential tenants

  • Pay a tenant finders fee to other brokers

  • Once lease is signed, Dazcon steps out of the picture
